Ideal Location ® Investment serves both small and large investors with a special emphasis on turn-key net leased properties. We focus on providing timely access to “on” and “off” market properties supported by information and resources for 1031 exchanges, local market conditions, and tenant credit ratings.
Net leased properties have long been investment favorites of the affluent because of their long term predictable income streams and the benefit of little or no management responsibilities as the tenant pays for most, if not all of the expenses. The investor receives the rent payments with little to no other involvement.
Net lease properties are typically free standing buildings that are leased to tenants for a 10 to 25 year term. These net leased properties can be everything from a Walgreens Drug Store to a Taco Bell Fast Food Restaurant, from a Dollar General Store to a Best Buy Store, from a 7-Eleven Convenience Store to a Chase Bank Building, from a Starbucks Coffee Shop to a Firestone Auto Service Center and hundreds of other highly rated credit tenants.
Net lease properties typically are valued using their Capitalization Rate also referred to as Cap Rate. The Cap Rate reflects the value of a stream of economic benefits discounted for time and risk. Generally this is computed as a pretax Cap Rate using the Net Operating Income(NOI). The Cap Rate is the NOI divided by the purchase price. Conversely the NOI divided by the Cap Rate will equal the purchase or selling price.
The Ideal Location ® team works on a no obligation, non-exclusive, performance basis with complimentary consulting services to help develop investor options and strategies tailored to their individual needs. Cap Rates & Return on Investment from 5.5% -10% depending on the investment grade ratings of tenant, lease lengths ( 5-20 years) & markets.
